West Springs sits on the western slopes above the Bow River valley at 1,235 metres elevation, an affluent master-planned community. The neighborhood's exposed ridge-top streets along Old Banff Coach Road and 69 Street catch the full force of northwest Chinook winds, creating deep windrows on wide collectors like Old Banff Coach Road, 69 Street SW, and Bow Trail. Open corridors along these arterials act as wind tunnels, with corner lots facing these roads seeing 2–3× deeper drifts than interior streets.

The escarpment-side streets near Canada Olympic Park and shallow coulee depressions along 85 Street, Wentworth Avenue, and West Springs Park create a distinct refreeze hazard. Rapid Chinook thaws send meltwater pooling along storm-drain ponds, which freeze into sheet ice overnight. North-facing driveways – common on east-west streets along the northern and southern boundaries – stay in shadow for 6–8 hours in winter, creating persistent black-ice patches that don't melt until late afternoon. We plan extra time for these shaded zones and bring targeted de-icing equipment to handle the Bow River valley's unique freeze-thaw cycle.
