Varsity sits on a broad, gently sloping plateau north of the Bow River valley, bounded by Crowchild Trail, Sarcee Trail, Shaganappi Trail, and 32 Avenue. The neighborhood's exposed ridge-top streets along Crowchild and Sarcee catch the full force of northwest Chinook winds, creating deep windrows on wide collectors like Sarcee Trail and Shaganappi Trail. Open corridors along these arterials act as wind tunnels, with corner lots facing these roads seeing 2–3× deeper drifts than interior streets.

The shallow coulee depressions near Varsity Drive, 40 Street, and Bowmont Park create a distinct refreeze hazard. Rapid Chinook thaws send meltwater pooling along low-lying pathways, which freeze into sheet ice overnight. North-facing driveways – common on east-west streets along the northern and southern boundaries – stay in shadow for 6–8 hours in winter, creating persistent black-ice patches that don't melt until late afternoon. We plan extra time for these shaded zones and bring targeted de-icing equipment to handle the plateau's unique freeze-thaw cycle.
